Subject: Condition Assessment – Chimney Collapse
JKCE PROJECT NO. 2025
Dear Mr. Doe:
At your request I visited the above subject property on 1 July 2025 in order to
ascertain the condition of the structure following the collapse of a brick
masonry chimney onto the roof of the structure. This report is a summary of our
investigation and conclusions regarding this issue. In order to facilitate
discussion I have enclosed several photographs; please refer to them in
conjunction with this report.
Background
The structure is a one story steel framed structure with infill masonry walls.
The structure houses operational offices along the left side while the remainder
of the structure is used for vehicle storage and maintenance. A portion of the
structure was damaged following collapse of a chimney onto the roof following a
lightning strike which reportedly occurred 1 May 2025.
Objective & Scope
It is the objective of our work to ascertain the extent of the damage to the
structure. The scope of work is limited to visual observation at the site and
manual probing of distressed areas.
Field Observations
The structure is 103 feet wide by 74 feet deep. The left 12 feet of the
structure houses operational offices for the bus fleet as well as storage areas
which run from the front to the back. The chimney that collapsed is located on
the left wall approximately 52 feet from the front left corner. The remainder of
the structure working from left to right consists of two 16 feet wide bays used
for vehicle maintenance and five 11’-5” wide bays used for vehicle storage. The
building is approximately 14 feet high.
The collapse of the 4 feet square by 30 feet tall brick masonry chimney severely
damaged much of the roof over the office and storage areas along the left side
of the building – refer to photos 1, 2 and 3. The roof structure in this area
consists of 8” steel beams spanning from left to right between W16 and W21 steel
girders on the perimeter wall and interior, respectively. The beams carry a 2”
thick precast concrete roof deck, as well as rigid insulation and roof membrane.
The concrete roof deck has tongue and groove edges and the joints are staggered.
The structure is generally visible from below, and a portion of suspended
ceiling was removed on one of the offices in order to ascertain the condition of
the roof structure in this area. Much of the roof deck between the front left
corner and the chimney roof penetration has failed as a result of the impact
load from the collapsing chimney – refer to photos 4 and 5. Additionally,
several of the beams in this area have also failed as evidenced by local
buckling of flanges and excessive deflection in the beams – refer to photos 6
and 7.
The base of the chimney below the roof level was also examined for distress.
There is no visible evidence that the chimney structure was damaged below the
roof level – refer to photo 8.
Discussion
The damaged roof beams include six W8 steel beams that span left to right, two
steel girders along the left perimeter wall, and one interior W21 steel girder.
The W21 steel girder that requires replacement supports two low roof girders.
The W21 supports the CMU bearing wall for the high bay structure, while the W18
supports the low roof framing. In order to replace the W21 girder damaged by the
chimney collapse, it will also be necessary to remove the high bay roof
structure and decking and reinstall them after the lower steel is replaced.
Conclusions
Based on our field visit we have developed the following conclusions regarding
this issue:
The damage to the roof structure requires replacement of several beams as well
as approximately 560 square feet of damaged precast roof deck.
The damage to the walls requires replacement of 40 lineal feet of 12” thick CMU,
14 feet high.
Per our conversation at the site, the leftmost three bays of the structure
should not be utilized by personnel until such time the damaged structure can be
replaced.
A summary of the damaged areas and framing patterns is enclosed on Sketch
SK-101.
Cost Impact
Based on the damage observed in the field we have taken an opportunity to
estimate the cost of replacement of the damaged structure and incidental areas.
The cost estimate is based on prevailing wage work in 2004 dollars.
